Where to stay in Lorne

From the iconic Mantra beachfront to a tent on the foreshore β€” every accommodation tier in Lorne, ranked by what you actually need from a stay.

The short answer

Stay on Mountjoy if you can

Lorne is small enough that walkability decides almost everything. Stay on Mountjoy Parade or the streets immediately behind it and you can reach every cafΓ©, the pier, and the beach in under five minutes on foot β€” no parking, no driving, no checking weather before deciding what to do. Lorne becomes the town it's meant to be when you don't need a car for 24 hours.

That walkability comes at a cost: Mountjoy is the most expensive accommodation strip on the entire Great Ocean Road outside of premium retreats. The trade-off is real, especially in summer. If you're price-sensitive, the streets one or two blocks back (Otway Street, Smith Street) are still 5–10 minutes' walk and routinely 30–40% cheaper. The hills above town (Erskine Avenue, Hardy Avenue) are even cheaper, and the views from up there are some of the best in town β€” but you'll need a car for everything.

Below is the full breakdown by tier, with what each property is good for. Booking ahead matters in summer (assume December and Easter are sold out 6 months in advance); off-peak weekdays you'll often find rooms within a week.

Premium

Beachfront resorts and boutique stays

Mantra Lorne

Mountjoy Parade Β· 100-acre beachfront site

The flagship Lorne stay. Built on the original 1880s Erskine House site, the property covers 100 acres of beachfront land with multiple pools, a tennis court, restaurants, and direct beach access. From AU$280/night midweek off-peak; AU$650+ summer weekends.

Cumberland Lorne

Mountjoy Parade Β· Apartment-style premium

Apartment hotel on the central stretch of Mountjoy with full kitchens, indoor pool and gym. Less polished than Mantra but better positioned for the cafΓ©s. Best for: couples, foodie weekends, families wanting a kitchen.

Allenvale Cottages

Allenvale, just outside Lorne Β· Heritage

A handful of restored heritage cottages set in a 1860s Otway hillside settlement five minutes' drive inland. Wood fires, country gardens, and proper rural quiet. Best for: couples, autumn/winter weekends, anyone who wants Lorne without Lorne's noise.

From AU$320/night, often weekend-minimums.

Hilltop Airbnbs

Erskine Ave / Hardy Ave / Otway Street

A dozen privately-listed properties on the steep streets above town. The best 3- and 4-bedroom homes have wraparound bay views from a deck, fireplaces, and full kitchens. Best for: groups of 4–8, multi-day stays, photographers wanting a sunset deck.

From AU$450/night weeknight, AU$800+ summer.

Booking strategy

When to book, when to be flexible

Lorne accommodation has three distinct booking-window patterns:

  • 12+ months out β€” January, Easter, Australia Day, Lorne Pier to Pub weekend (early January), Falls Festival weekend (in good years).
  • 6+ months out β€” Victorian school holidays (April, July, September, December), summer weekends generally.
  • 4+ weeks out β€” any non-school-holiday weekend.
  • 1 week out (or less) β€” autumn/winter weekdays. You'll often find good last-minute deals.

For ultimate flexibility on price, target Tuesday–Thursday nights in March, May, September, or November. Mid-range rooms drop 40–50% off summer rates and you'll often have the cafΓ©s to yourselves.

Stretch your dollar: longer stays at apartment-style accommodation (Cumberland, Erskine on the Beach, Mantra apartments) almost always work out cheaper per night than nightly rates because of the included kitchen β€” you don't need to eat every meal out.

Frequently asked

Lorne accommodation FAQs

Where is the best place to stay in Lorne?
Mountjoy Parade or the streets immediately behind. Staying on or just behind the main strip puts every cafΓ©, the pier, and the beach within a 5-minute walk. The premium options sit beachfront on Mountjoy itself; mid-range motels and apartments cluster on the streets one block back; budget caravan parks hold the foreshore at the bay's quieter ends.
How much does accommodation in Lorne cost?
In high season (December–January, Easter, Australia Day weekend), expect AU$300–500 per night for a mid-range motel and AU$500–1,200 for a premium apartment or beachfront hotel. Off-peak weekdays drop to AU$150–250 mid-range and AU$300–500 premium. Caravan park sites run AU$45–90 per night unpowered, AU$60–120 powered, with cabins from AU$180.
When should I book accommodation in Lorne?
12+ months ahead for January and Easter. 6+ months ahead for school holidays. 4+ weeks ahead for any weekend. 1 week ahead for off-peak weekdays. The Mantra Lorne and Cumberland Lorne both book out 6 months out for summer Saturdays. Less famous holiday rentals on Otway Street and up the hills are often available later but the peak-time pricing reflects scarcity.
Is there pet-friendly accommodation in Lorne?
Yes. Erskine on the Beach has dog-friendly apartments. Lorne Foreshore Caravan Park has dog-friendly camping sites and cabins. Many privately-listed Airbnb properties on Otway Street and Erskine Avenue accept pets β€” filter for 'pets allowed' when searching. Note that the main beach in Lorne has dog-restriction times in summer.
What's the best Lorne accommodation for families?
Cumberland Lorne and Mantra Lorne both have multi-bedroom apartments and pools. Lorne Foreshore Caravan Park is the budget family pick β€” direct beach access, playground, and you can park the car next to the cabin. Lorne YHA (now closed but listed for context) has been replaced by some excellent multi-bed Airbnb listings up Erskine Avenue with bunk rooms.
Is Mantra Lorne worth it?
Yes if the pricing aligns with your trip. Mantra Lorne sits on the original 1880s Erskine House site β€” a 100-acre absolute-beachfront property with multiple pools, a tennis court, and direct beach access. The rooms are dated in places but the location, grounds, and on-site facilities are unbeatable. Best value for 3+ night family stays.
Can you camp in Lorne?
Yes, at Lorne Foreshore Caravan Park β€” the largest caravan park system on the Great Ocean Road, with six separate sections along the foreshore. Sites range from tent-only at the quieter ends to powered RV sites and serviced cabins. The Lorne Foreshore Caravan Park is the only accommodation literally on the beach. Free camping is not permitted in Lorne.
Are there boutique accommodation options in Lorne?
Yes. Allenvale Cottages (just outside town in the Otway hills, heritage cottages with fireplaces). Lorne Bay Apartments (mid-range boutique on Mountjoy). Multiple high-end private rentals on the hill above town offer 3-bedroom homes with full bay views β€” search Airbnb or Stayz for 'Lorne hilltop view' or 'Lorne Otway Avenue' to find them.
